VEHICLES

COMMON AREAS
Common Areas encompass open space and amenities within the development boundaries owned by the HOA, such as the circle centers, greenway fields and woods, stormwater basin etc. (Streets are township owned.)
These areas are owned by Millbrook Farms Homeowners Association, excluding a portion of the walking path which is owned by the Emmaus Aquatic Club (EMAC). Through mutual verbal agreement, the use of the walking path in its entirety is shared by Millbrook Farms residents and EMAC members.
- Open dawn to dusk
- Fishing: catch-and-release fly fishing is allowed; Fish & Boat Commission rules apply
- Pack out all trash
- Remove sports and game equipment after play
- Share the path with cyclists and dog walkers
- Prohibited on Common Areas:
- Alcoholic beverages and street drugs
- Camping and campfires
- Car maintenance
- Destruction or defacing of plants or property
- Discharge of fireworks, firecrackers
- Disorderly conduct
- Driving of golf balls
- Feeding of wild and feral animals
- Firearms and archery equipment
- Littering and dumping
- Loitering after dark
- Motorized vehicles including scooters
- Parking on grounds at any time
- Tree climbing
- Special events: Large outdoor gatherings (e.g., reunions, weddings etc.) require sixty days’ advance permission from the Millbrook Farms Homeowners Association. Approval is case by case at the discretion of the Board and is not guaranteed. Such events may also be subject to liability insurance terms and conditions or other explicit rules or fees, depending on circumstances.

DÉCOR and DISPLAY
- Clotheslines - store out of neighbors’ sight when not in use
- Flags and banners – the size and number may not be excessive
- Holiday decor displays are limited to seasonally appropriate periods
- Lawn Ornaments – Ornaments used for lighting and safety, birdbaths, bird houses and bird feeders are permitted. Decorative ornaments including but not limited to flamingos, gazing balls, pinwheels, cutouts, figurines and statuary are discouraged. The number of items may not be excessive.
- Lighting – Exterior lighting shall either be indirect or of such carefully directed focus and intensity as not to adversely affect neighbors.
- Signage – Advertisements for businesses are not permitted, with the exception of security system protection notices and real estate for-sale signs. Temporary signage used by contractors may be placed in the yard for the duration of the project. Political signs are permitted before elections and shall be removed immediately following.

NUISANCES and NOISE
No nuisance or noise is permitted by way of disturbance, appearance, utility or peace and enjoyment to any other property or resident, including but not limited to the following examples:
- Discharge of firecrackers and fireworks is prohibited on common areas at any time
- Excessive noise at outdoor gatherings, particularly after dark
- Unleashed or unruly pets, especially barking dogs and pets invading others’ property
- Use of power tools and lawn mowers before 8:00 am or after 9:00 pm

PETS
Millbrook Farms supports all Lower Macungie Township Animal ordinances. In addition:
- All pets must be leashed and under control when on HOA-owned common areas
- Outdoor animal cages, pens, coops, runs and catios are strictly prohibited
- Temporary tie-outs and electronic containment systems are allowed
- When walking a pet, waste must be carried out and disposed of in a sanitary manner

PROPERTY
Maintenance
All homeowners shall keep properties owned or occupied by them and all improvements therein in good order and repair and free of debris.
All maintenance shall be consistent with first class property management. Per the bylaws, if an owner of any property fails to maintain the premises within a reasonable period of time, the board shall give notice in writing to the owner to comply within 45 days.
- Maintaining Hardscape and Manmade Structures

- Paint and other appropriate external care are maintained so that surfaces are not peeling, mismatched in color or heavily faded
- Trash and building materials are removed in a timely manner
- Driveways are kept in good repair
- Exterior surfaces and structures will be sound and kept free of mildew, decay, insect infestation and material damage
- Mailboxes and posts will be properly maintained

- Maintaining the Landscaping, Lawns and Flowerbeds

- Lawns are kept mowed and weed-free at a height not to exceed 6” per Lower Macungie Township ordinance. Play equipment and other freestanding items are neatly mowed around.
- Dead vegetation is removed promptly
- Pruning and shearing of trees, hedges and shrubs is done appropriately
- Wood piles are stacked neatly and removed or composted when too rotted to burn
- Fences are kept in sound condition with no broken rails or leaning posts
- Flower beds are kept mulched and weeded
- Vegetable gardens require approval and must be cleared at the end of the growing season
Occupancy
No residence or property may be rented or leased for a term of less than one year, and no residence or property may be rented or leased to anyone other than a single family or a single individual. No rental or leasing to, or use by, transient tenants or transient users is permitted. The prohibition against renting to, leasing to, or use by transient tenants or transient users includes, but is not limited to, prohibition of use by tenants or users who seek to rent or use through or with assistance of Airbnb, VRBO (Vacation Rentals by Owner), or similar rental platforms. Subdivision of lots is prohibited.
Storage
Items should not be stored outside, in freestanding structures such as gazebos, or on the street.
- Machinery, mowers, building materials, toys, garden supplies, tools, trash cans and other items are to be stored in the garage except for brief periods.
- Townhouses may store outdoor furniture or grills on decks, but not underneath overhead decks.
- Inoperable and unlicensed vehicles must be stored in the garage, not the driveway
- Boats, campers, RVs, trailers etc. should be kept in the garage except for brief periods.
Trash and Recycling
- Containers should not be placed curbside before 5 pm the night before pickup.
- This is a township ordinance and is subject to township fines.
- Empty containers should not be left at the curb overnight.
- Store all containers in the garage or screen completely from all lines of sight.

VEHICLES
- Boats, campers, RVs, trailers, jet skis, snowmobiles should be kept in the garage or off site except for brief periods
- Inoperable and unlicensed vehicles are prohibited on streets and must be stored in the garage, not the driveway
- Overnight parking on association-owned property is prohibited, and strongly discouraged on streets except for brief extenuating circumstances. Guests should park in your driveway.
- Oversized and commercial vehicles including but not limited to panel trucks, trailers, and RVs should not be parked on the street except for deliveries, repairs, services, construction or other similar temporary purpose. Such vehicles shall be removed when their function is complete and their period of presence shall not be unreasonable.
- Parking in your yard or on HOA-owned property or grass is not allowed.
- Parking on the streets is to be avoided except for brief periods
